Q: Does a General Contractor need a license?

A: Each municipality is different but in the city of Chicago it is 100% required for a  general contractor to carry a license. You will not be able to pull a permit.

Q: What is a general contractor? 

A:The responsible party for overseeing a construction project and the person or entity to enter into a contract with the property owner.

Q: What if my GC doesn’t have a license

A: Run. He or she will most likely not have insurance either and can leave you with a much bigger mess than you imagined..

Q: Are you Insured?

A: Yes, we carry general liability (GL) insurance, workers compensation (workers comp) insurance and commercial auto.

Q: Do you carry GL (General Liability) insurance ?

A: Yes. Insurance certificates provided upon request.

Q: How long does it take to get an estimate?

A: Our goal is to be on-site for a consultation within 48 hours depending on geographic location. Written estimates are provided for all work and usually submitted within 72 hours of the initial consultation.

Q: Who will be coming out to give the estimate?

A: One of our project managers or the owner.

Q: How long is an estimate good for?

A: Generally we hold prices for 30 days. When the markets are volatile, sometimes we can only hold prices for a week.

 

Q: Do you offer financing?

A: We do offer financing – we partner with various financial institutions including alternative lending options.

 

Q: Can I get a drawing of the project?

 A: Yes,  2D and/or 3D drawings provided upon request as part of our design services and only when combined with the buildout.

 

Q: What are your credentials?

A: Not only are we licensed and insured but everyone on our team has worked with and continue to work with major corporations such as Jimmy Johns, Macy’s, Tesla, McDonalds, and many more. 

Q: How do you handle the dirty work ?

 A: We aim to leave the job site cleaner than when we arrived. Of course, what we do can be dirty. We tarp our work area, broom sweep and magnetic broom sweep the work area to get any possible debris. We also provide porta potties where applicable.

Q: How do you handle over runs ?

 A: With any remodeling project, you can’t see everything until exposed. We over-communicate every exception we see and involve you in the process and solution. Any changes are discussed prior and agreed upon by you prior to us taking any action.

Q: Do you use sub-contractors?

 A: Sometimes we do but almost all of our subcontractors have been part of our company or close family/friends for many many years. We employ both subcontractors and hourly employees who are on our payroll.  The subcontractors we work with have all worked with us for several years and for most of them, we are their sole source of employment because we are able to keep them busy from one job to the next.  They are all licensed and insured, as well as covered under our license and insurance. Our hourly employees are all journeymen which means they are a skilled worker who has successfully completed an official apprenticeship qualification in their trade (ie:  electrical, plumbing, tile, etc) or small business owners themselves.

Q: Do you have pictures of previous jobs?

A: Yes, you can find those on our google business page, on this website, or we can share them with you.

Q: Will you bring samples to an appointment?

A: Yes, we bring samples as well an iPad to show additional projects.

Q: What about payment ?

A: We will work with you to meet your specific needs and also offer financing. Some states do not allow a contractor to get paid a deposit of more than 1/3 of the contract price unless it’s a special order item. Generally, special order items are required to be paid in full when ordering which is what our distributors make us do. Normally however we operate by draws – or as milestones in the construction are completed we send an invoice, upon payment construction resumes. The first draw is always required up front and serves as the deposit.

Q: What about contracts and orders ?

 A: There are certain criteria in a contract required by some states between homeowners and contractors to pull a permit. Our contracts fulfill all the requirements.

Q: What about lead paint ?

A: Any home constructed prior to 1978 falls under the federal RRP rule. It is enforced at the federal level. Illinois enforces it at the state level as well. We are licensed to comply with all federal and state requirements.

Q: Are you licensed?

 A: Yes, we are licensed to build everything we list in our services list.

Q: How much should I plan for over runs?

A: On new construction projects, 10% is a good number. On remodeling projects 10% – 15% is best. If you don’t need it, all the better.

Q: Does every remodeling job need a permit?

 A: Building codes have been established by most cities, towns and countries. They vary considerably from one jurisdiction to another. A building permit generally is required whenever structural work is involved or when the basic living area of the home is to be changed such as an addition or knocking walls down. A professional who works in your city or town every day will know the local requirements.

Q: Why is it when I get three different estimates that the prices are so different?

A: Many factors go into pricing a remodeling job. The most obvious is making sure all estimates have the same materials and scope of work. If you cannot understand all the information, go back and ask the contractor for clarification. If you cannot get satisfactory written results, eliminate that contractor from future bidding. Quality of work is hard to show in a written estimate and is also a factor in costs. This part of the cost difference is usually only confirmed by calling references and/or visiting jobs the contractor has completed. Check references for work completed years ago to see how their works stands up to the test of time. When a contractor carries all the proper and required licenses and insurances, his prices will be higher than a “Chuck in a Truck” or “fly by night” contractor.

Q: Do you need insurance to pull a permit ?

A: Some states, such as Illinois, requires workers compensation or general liability insurance to be provided before a permit is issued.

Q: What if I need to get in touch with you while my project is in progress (or after hours) ?

A: Not only will you receive the direct cell phone number of the project manager but the owner as well.

Q: Are liens out on my property while work is in progress ?

A: Not for residential projects but in some commercial projects, we are required to. We do issue liens in the event of non-payment and all other measures to reach a compromise have been exhausted.

Q: How soon can you start my project?

A: We can begin work on your project as soon as the details are agreed to and the contract is signed. This will ensure we understand your expectations and agree to the details of your project.

Q: How do we pay you?

A: We will create a project plan at our first meeting detailing every cost aspect of your project. Payment will be expected at the beginning of the project and various points throughout. This will be clearly spelled out in the contract to avoid surprises. Our financial specialist can help advise you on finding lenders who can help you apply for home equity lines of credit, if necessary, to fund your project. We require a credit card and/or bank ach pay.ment number prior to starting

Q: What can I expect during the project?

A: After discussing your ideas, we will create a detailed contact and production schedule with you. We want to know your goals for the project, the things that may concern you about it, and where your budget is fixed. If you need design assistance we have designers on our team who will be happy to help.  Once we begin work, we’ll keep you updated every step of the way.

Q: What kind of crew do you utilize?

A: We only use the highest quality professionals and skilled workers. All of them are fully bonded and insured, and they meet all licensing requirements.

A: All projects are different, and so are their requirements. We strive to use local resources as much as possible for your project. Q: How long will my project take?

A: During our free consultation with you, we will discuss the duration of your project. The key element in completing your project in a timely manner is for you to be available during the process so you can select your products. In addition, we will need full access to your home or business during the remodel during regular work hours (Monday through Friday 8am – 5pm). We will not begin work on your home until all the materials have been received. Our company policy is to stay on your project until completion once we have started construction.

Q: How much will my construction and remodeling project cost?

A: Projects vary widely depending on your needs and budget. Our representatives visit with you to better understand your home remodeling needs. At R&R Chicago we do more than give you a quote. We provide you with the information you need to make the right decisions for your home, investment home, or business.

 Our representatives take time to explain the details regarding your project. We answer all of your questions and explain our estimates for your home improvement project.

Q: What types of insurance should a contractor carry?

A: Contractors should carry at least three types of insurance: General Contractor’s license, workman’s compensation, and general liability Insurance. You should require proof of insurance before allowing a contractor to begin work on your property. We will provide you with proof of our license, general liability, and workers’ compensation forms before we begin work at your home.

Q: Why do roofing estimates vary so widely?

A: Roofing costs are heavily weighted to labor and insurance. Generally insurance is the difference. Contractors who don’t have insurance or who have restricted insurance will be less expensive. (For you, this savings may be no savings at all if something goes wrong.)

Q: Will there be a big mess during our project?

 A: Construction is messy. It is dirty and dusty. Before it is beautiful, it is a construction zone. However, we respect your property by laying down clean tarps as needed and cleaning the work space and traffic areas daily.

Q: How do you handle communication with us during our project?

A: When we visit you for the measurements after the job is awarded, we will give you a schedule we can be held accountable for. Our project manager will communicate the status of your job regularly. Our goal is to answer your questions before you have to ask them.

Q: I’ve worked with unpleasant contractors in the past, what are your workers like?

A: Long-faced and ill-tempered workers are not allowed on our jobs. You will find everyone who comes into your home or business to be skilled, friendly and helpful in answering any of your questions.

A: We typically work on most jobs, Monday through Friday, during normal business hours.

We do have crews that will work up to 7 days a week and can be rotated multiple times a day to reach 24 hours a day if and when needed. Each job will present different time schedule needs and deadlines.

Q: Does R&R Chicago follow all building codes?

A:Yes. We always follow all building laws by constantly referring to our in house architects and engineers. We also request frequent inspections by the local municipalities building inspectors.

Q: What is the typical size for an R&R Chicago Construction job?
